Certified Asbestos Removal & Abatement Services

Professional Asbestos Abatement Services

In the world of demolition and renovation, the most significant obstacles are often the ones you cannot see. Asbestos, a group of naturally occurring fibrous minerals, was once celebrated as a “wonder material” for its incredible fire resistance and tensile strength. From the 1950s through the late 1980s, it was integrated into thousands of building products, from pipe insulation and vinyl flooring to drywall joint compound and exterior siding.

Today, we know the severe health risks associated with asbestos exposure. When these materials are disturbed—during a demolition, a renovation, or even through natural aging—microscopic fibers are released into the air. If inhaled, these fibers can cause irreversible lung damage, including asbestosis, lung cancer, and mesothelioma. At MOD Demolition, we provide comprehensive, certified Asbestos Abatement services designed to eliminate these risks, ensuring that your property is safe for workers, residents, and future occupants.

Understanding the Three Types of Asbestos Abatement

In Ontario and across most of North America, asbestos removal is strictly regulated and categorized based on the “risk” level of the activity. This risk is determined by the type of material, its “friability” (how easily it crumbles), and the amount being removed. MOD Demolition is fully equipped and certified to handle all three levels of abatement:

TYPE 1: LOW-RISK ABATEMENT

Type 1 operations involve the removal of non-friable asbestos materials in small quantities. This includes materials like vinyl-asbestos floor tiles (if removed without breaking), ceiling tiles (less than 7.5 square meters), and specific gaskets or adhesives. While the risk is lower, the safety protocols are still rigorous. Our team utilizes specialized PPE, uses “wet methods” to prevent dust, and ensures that the waste is double-bagged and labeled for hazardous disposal.

TYPE 2: MODERATE-RISK ABATEMENT

Type 2 removal is required when dealing with larger quantities of non-friable materials or certain friable materials that are not likely to produce high levels of airborne fibers. Common Type 2 projects include removing sections of asbestos-containing drywall, pipe insulation, or acoustic ceiling textures. This level requires the construction of a basic polyethylene enclosure and the use of HEPA-filtered vacuum systems to maintain air quality during the removal process.

TYPE 3: HIGH-RISK ABATEMENT

Type 3 is the most intensive and regulated level of asbestos removal. It is required for the removal of large quantities of friable asbestos (materials that can be easily crushed by hand into powder), such as spray-on fireproofing, thermal insulation on boilers, or massive drywall takedowns. Type 3 work requires full negative-pressure enclosures, decontamination facilities, and rigorous third-party air monitoring to ensure zero fiber escape.

Our 5-Step Safety & Containment Protocol

At MOD Demolition, we don’t take shortcuts with hazardous materials. Our abatement process is built on a “Safety-First” framework that exceeds municipal and provincial requirements.

STEP 1: PRE-ABATEMENT TESTING & SURVEY

Every project begins with a Designated Substance Survey (DSS). We work with independent labs to identify the exact location, type (Chrysotile, Amosite, etc.), and concentration of asbestos in your building. This data allows us to create a surgical abatement plan that minimizes costs while maximizing safety.

STEP 2: THE NEGATIVE PRESSURE ENCLOSURE

For moderate and high-risk projects, we build a sealed “containment” using industrial-grade 6-mil polyethylene. Within this sealed zone, we deploy Negative Air Machines equipped with HEPA filters. These machines create a vacuum effect, pulling air into the containment area and ensuring that no contaminated air can escape into the rest of the building.

STEP 3: SURGICAL REMOVAL USING WET METHODS

Our abatement specialists utilize “wet methods” to remove hazardous materials. By saturating the asbestos with amended water (water mixed with a specialized wetting agent), we weigh down the fibers. Saturated asbestos cannot become airborne, which is the most effective way to eliminate the risk of inhalation at the source.

STEP 4: DECONTAMINATION & HEPA VACUUMING

Once the bulk removal is finished, our team performs a “Fine Clean.” This involves HEPA-vacuuming every square inch of the containment zone and performing a “wet wipe” of all surfaces. Our workers exit through a multi-stage decontamination shower system, ensuring that no fibers are carried outside the work zone on their clothing or tools.

STEP 5: THIRD-PARTY CLEARANCE TESTING

Trust is built on verification. Before we dismantle any containment, we coordinate with an independent third-party environmental consultant to perform Air Clearance Testing. They utilize phase-contrast microscopy (PCM) to verify that the air in the work zone is clean and safe. Only once we receive a “Clearance Letter” is the site handed back to the client.

Regulatory Compliance & Liability Protection

Regulatory Compliance & Liability Protection

Hiring an uncertified contractor for asbestos removal is a massive legal and financial risk. If asbestos is improperly handled, you—as the property owner or general contractor—could face astronomical fines from the Ministry of Labour, lawsuits from exposed workers, and the staggering cost of decontaminating the entire building.

MOD DEMOLITION PROVIDES FULL LIABILITY PROTECTION:

  • Certified Technicians: All our staff are trained in AHERA or provincial equivalent standards.
  • Specialized Insurance: We carry high-limit pollution liability insurance specifically designed for hazardous material abatement.
  • Manifested Disposal: We provide you with waste manifests for every load of asbestos. This is your legal proof that the hazardous waste was transported and disposed of at a licensed hazardous waste facility, protecting you from “cradle-to-grave” liability.

Why MOD Demolition is the Industry Leader in Abatement

We understand that discovering asbestos can be a stressful and expensive setback for your project. Our goal is to manage the remediation so efficiently that it becomes a minor footnote in your project timeline. We integrate our abatement services directly with our demolition services, allowing us to move from hazardous remediation to structural takedown without the need for multiple contractors.

Whether you are a homeowner renovating an attic or a commercial developer prepping an office tower, MOD Demolition provides the transparency, technical skill, and safety record you need to proceed with confidence.

Don’t leave your health or your project’s compliance to chance. Contact MOD Demolition today for a professional asbestos consultation and a safe, certified remediation plan.
